Sealcoat that protects, not just blackens.
Professional sealcoating that cleans the surface, repairs cracks and applies protective coats that shield asphalt from sun, water and oil, for driveways and lots.
- Typical interval: Every 2 to 4 years, depending on use
- Prep: Clean, oil-spot treat and crack fill
- Weather: Dry, 50 degrees F and rising

What it is, and why it matters.
Sun and weather oxidize asphalt, turning it grey and brittle, while oil and fuel soften it. A sealcoat is a thin protective layer that restores the black color and slows that damage. The key to a good sealcoat job is what happens before it: cleaning, oil-spot treatment, crack filling and applying the coating at the right thickness and temperature.
In Nashville and across Tennessee, many owners sealcoat every two to four years, depending on traffic and exposure. We apply it by squeegee or spray in even coats, edge cleanly and block off the area until it cures. Sealcoating is maintenance, not repair, so we tell you honestly if cracking or base failure means it is too late for it to help.

Sealcoating: common questions
How often should I sealcoat?
Many owners sealcoat every two to four years, though new pavement is commonly left for six to twelve months to cure before the first coat. Heavy traffic or sun exposure can shorten the interval.
How long until I can drive on it?
Generally 24 to 48 hours in good weather. Cool, damp conditions take longer, and we tell you when it is safe.
How do I get a price for sealcoating?
Fill in the form or call 615-209-7643. We schedule a free site visit, measure, check drainage and the existing pavement and send a written proposal that lists exactly what is included.
Ready to talk about sealcoating?
A free site visit and a written price. A real person calls back, usually the same day.
