How much does asphalt paving cost in Tennessee?

Commonly published planning ranges run from roughly $4 to $9 per square foot for a new asphalt driveway, about $2.50 to $5.50 for an overlay and roughly $3 to $8 for commercial parking lots, depending on base work, thickness, drainage and access. Our Asphalt Calculator gives a first estimate in a minute, and a free site visit gives you a written, itemized price.

How thick should an asphalt driveway be?

Residential driveways are commonly paved with about two to three inches of compacted asphalt over four to eight inches of compacted stone. Parking lots often use three to four inches, and truck areas use more. A good base and drainage matter more than a thicker top layer.

How long before I can drive on new asphalt?

You can usually walk on fresh asphalt within hours and drive on it after about 24 to 72 hours, depending on the weather. Keep heavy vehicles off for several days and avoid sharp turning while the surface is warm.

How long does an asphalt driveway last?

Many asphalt driveways last 15 to 25 years or more with a good base, proper drainage and routine crack sealing and sealcoating. Water and a weak base shorten life far more than age alone.

When is the best time to pave in Tennessee?

Hot-mix paving is commonly done from spring through fall, when air and surface temperatures are about 50 degrees and rising and the base is dry. Many asphalt plants close for part of the winter. Our Paving Season Planner gives a quick go or wait check.

What is the difference between sealcoating and crack sealing?

Crack sealing fills individual cracks with flexible rubberized sealant to keep water out of the base. Sealcoating is a thin protective coating over the whole surface. Crack seal first, then sealcoat, and the two protect pavement far better together.

Should I resurface or replace my driveway or lot?

If the base is sound and the damage is surface wear and cracks you can seal, an overlay is the economical fix. If there is web-like alligator cracking, deep ruts or soft sinking areas, the base has failed and those areas need to be rebuilt. Our Pavement Doctor gives a starting recommendation.

Can you pave my parking lot without closing my business?

Usually yes. We phase the work, close only part of the lot at a time, schedule around your hours where possible and give you a written schedule so customers always have a way in.

Do you install pavers as well as asphalt?

Yes. We build paver driveways, patios, walkways and pool decks on engineered stone bases, and we repair, re-level, clean and seal existing pavers. Many homes combine an asphalt drive with a paver apron or border.

Do you handle striping, ADA stalls and fire lanes?

Yes. We stripe stalls, arrows and crosswalks, lay out and build accessible stalls, aisles and ramps to current guidelines and mark fire lanes to local code.

Can you fix drainage problems on my property?

Yes. Standing water is the main cause of pavement failure, so we regrade, add catch basins, trench drains, culverts or swales and make sure new pavement drains correctly from day one.
