How long does an asphalt driveway last?
Many asphalt driveways last 15 to 25 years or more with a good base, proper drainage and routine crack sealing and sealcoating. Water and a weak base shorten life far more than age alone.
What is the difference between sealcoating and crack sealing?
Crack sealing fills individual cracks with flexible rubberized sealant to keep water out of the base. Sealcoating is a thin protective coating over the whole surface. Crack seal first, then sealcoat, and the two protect pavement far better together.
Should I resurface or replace my driveway or lot?
If the base is sound and the damage is surface wear and cracks you can seal, an overlay is the economical fix. If there is web-like alligator cracking, deep ruts or soft sinking areas, the base has failed and those areas need to be rebuilt. Our Pavement Doctor gives a starting recommendation.
